As a condo board member for CC 547, one of the topics that comes
up regularly at our Board meetings is the question of garbage collection
and the eternal search to try to find ways to keep the Briston complex as
immaculate as possible.
As a real estate broker, I get to see a lot of condo complexes in Ottawa, and
I can truly say that the Briston complex is one of the cleanest. This is
a result of the conscientious efforts of the residents and the property manager.
But every now and then, we see reminders of the importance in remaining vigilant: wrong
type of garbage on pick up day; items that do not qualify for pick up;
garbage put out either in advance of the day of pick up or on the wrong day.
So why does this matter? Because not only is it
an eye sore, but it affects all of us financially!
How so?
Let me count the ways!
Firstly, most Ottawa condos complexes are required to pay private contractors for garbage collection.
Briston is one of them. So when Briston residents put out garbage on the
wrong day, each Briston unit owner pays for a second contractor to come by to
pick it up. This cost is paid through our condo fees. Like every
condo fee, this one is bound to go up especially if the amount of extra garbage
to pick up increases.
Secondly, garbage put out on the wrong day can get strewn about by gusts of wind,
and animals can get into the plastic bags and the result is an eye sore.
Now imagine potential buyers considering purchasing a unit in Briston
that is for sale. Imagine it is your unit. The last thing you would
want is for your unit to have garbage flying around in front of it.
This garbage could cost the seller thousands of dollars or even a sale, because no buyer would want
to risk buying in an area that does not look appealing and well-kept. And if they did decide to buy, they would expect a discount for the poor appearance of the complex, no matter how nice the condo itself looks!
